elements™ acts as a highly-attractive drawing card for many upscale retail centers by drawing in the highly-coveted 30-55 year old female shopper, with a general household income of $100,000 or above, on a predictable basis. In convenience surveys, our clients tend to do 76% of their household shopping in the same plaza as their club.

Our expertly-designed stores have tremendous curb appeal, and will be a distinct addition to your plaza, and our real estate team will work directly with you to determine if your center is a good fit for our brand. With elements™, many of the problems typically associated with health club tenants (such as crowded parking areas and noise transmission) are eliminated. Our clubs make ideal co-tenancies with upscale spa or service concepts and also fit well with branded juice bars (such as Jamba Juice) and Starbucks.

elements™ “Smartclubs” are stylish, hip 2,500 – 6,000 square foot fitness and lifestyle centers. Generally, we have a minimum frontage requirement of 30 feet. Delivery is generally warm vanilla shell to our specifications and tenant improvement allowance. The stores are designed to be in business within 120-180 days of lease signing, and employ efficient build out techniques. The streamlined approach to operations allows for an efficient and on-time rollout.

General guidelines:

  • Preference is given to unit with greatest visibility
  • Convenient access, ample parking, and clear signage are all given consideration
  • Appropriate tenant mix as well as strong daytime population / traffic
  • Foot traffic and auto traffic are both considered
  • 5 to 10 year primary lease term with one or two 5 year options

Location guidelines:

Parking may often define a club’s capacity quicker and more specifically than a local zoning or planning board. If there isn’t enough parking, club members are unlikely to drive around, looking for another spot. Most local governments have codes that require real-estate developers to put in a minimum number of parking spaces per thousand square feet of space, depending on zoning codes and what kind of building it is. This number can vary from 2-10 spaces per thousand square feet. Regardless of what the local codes are, elements clubs require up to 25 parking spaces during peak times. These spaces must be available to your customers specifically.

Noise: elements clubs use a double-channel design to our demising walls, which effectively deadens any sounds coming from the space. Our clubs are very quite, and can be positioned with nearly any co-tenancy mix within a plaza.  We do prefer to be located next to retail businesses with greater walk-up traffic, rather than offices.

The tenant mix of the plaza and the surrounding shopping centers will have an important impact on our business. elements™ is an upscale brand, catering to a mid- to high-end consumer. There are certain co-tenants who we feel will enhance our business, and certain co-tenants who will detract from the perception of our club. We generally prefer outdoor festival-type centers, which are defined as premium mixed-use retail centers. These centers generally are well-designed, architecturally interesting, dynamic, and contain an ideal tenant mix of retail, food and service with important anchors. Strip centers are generally not preferred, but can be acceptable depending upon the tenant mix, location and exterior design. It is important that we know the tenant mix (or proposed tenant mix) before offering any final approval of a location.
